County Announces Recommendations for Real Estate Consolidation
Mineola, NY- Nassau County Executive Thomas R. Suozzi today presented a draft report and recommendations from Insignia/ESG regarding Nassau County's Real Estate Consolidation. The report details plans to conserve space, create efficiencies, better working conditions and improve the County's image while saving much needed County dollars.
"We will only pursue a consolidation plan if it pays for itself through the sale of excess property and efficiencies," said County Executive Suozzi. "Nassau County's buildings and real estate are a prime example of inefficiency, illogical growth, waste and mismanagement. It is important that any plan balances the needs of County government in harmony with the needs and concerns of the local community."
Nassau County's real estate holdings have grown dramatically over the past six decades to support the needs of the population. Consequently, this rapid growth has resulted in inefficiencies and unneeded properties throughout the County. Presently, the County has 1317 vacant parcels of land, maintains 577 sumps, owns or occupies 766 buildings, and leases 56 facilities.
The overall objective of the consolidation plan is to create five campuses to house related government offices and functions. These campuses will reflect five organizational verticals: Health and Human Services, Public Safety, Courts, Corrections, and Government Operations. As a result, the County will drastically reduce its overall number of primary facilities and significantly increase operational efficiencies.
The plan, which details two primary options for consolidation, is the culmination of almost a year of analysis by Insignia/ESG of the County's entire real estate holdings. The first, Option A, suggests relocating County police headquarters to Grumman building five in Bethpage; splitting the intake and administrative functions of Heath and Human Services into two buildings, an off-campus site client based facility and an administration center as part of the Government Operations Center. In addition, the plan calls for the full renovation and extension of the Old County Courthouse to create a Government Operations Center, and expansion of the court complex in Garden City to accommodate Family Court and Matrimonial Court.
Option B includes the same renovations to the Old County Courthouse and expansion of the court complex in Garden City. Additionally, the plan also calls for the expansion and renovations of the Police Headquarters on Franklin Avenue, as well as relocating Health and Human Services to two existing buildings on County Seat Drive in Garden City.
