The Sales Locator provides adjusted sales prices for the selected sales. The results include a weighted average adjusted sale price.
The Sales locator is designed to be used for one or two-family homes ONLY. (Not including Condominiums/Coops).
Sales are initially limited to:
1. Recorded by the Nassau County Department of Assessment as a valid sale.
2. Within .35 miles of subject property.
3. Within 20% of the subject property building square footage as defined by Nassau County Department of Assessment.
4. Within 12 months of the taxable status date as updated by Nassau County Department of Assessment.
5. Within 30% of the subject property land footage as defined by Nassau County Department of Assessment.
6. If less than 35 properties are found the criteria is expanded.
7. You can only select a maximum of 5 sales for comparison via Sales Locator.
